Move-in Checklist

First Month's Rent & Security Deposit

You'll need to take care of your first month's rent and the property's security deposit in order to secure the lease. Be sure to confirm the amounts with our team in advance.

Move-in Date & Inspection

We'll set your move-in date and provide all information about the initial inspection at the lease signing.

Utilities

You'll need to place the utility accounts for your new rental in your home as quickly as possible after signing the lease. Please be sure to do this promptly to avoid losing access to the utilities in your property.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? Be sure to provide us with written intent of your plans to vacate the premises; refer to your lease to determine your legal move-out date.

Property Condition

Before handing in the keys for your rental property, you'll need to take care of the following priorities:

> Rental Cleaning: Cleaning your rental home before moving out is essential to ensure you receive your security deposit back and leave on good terms. Start by decluttering and packing your belongings, then follow these steps for a thorough clean:

  1. Dust and wipe down all surfaces, including walls, baseboards, and light fixtures.
  2. Vacuum carpets and sweep or mop hard floors to remove dirt and debris.
  3. Clean kitchen appliances, cabinets, and countertops, making sure to remove any food residue.
  4. Scrub bathrooms, including the toilet, sink, shower/bathtub, and mirrors.
  5. Clean windows and blinds, removing any dust or grime.
  6. Don't forget to clean the inside of closets, drawers, and cabinets.

> Repairs: Before moving out of your rental home, it's important to make any necessary repairs to ensure you leave the property in good condition. Patch any nail and screw holes, repaint any stained walls, and replace broken glass.

Security Deposit

Our property management team is dedicated to ensuring a smooth and fair process for returning security deposits after tenants move out. Once you've vacated the property and completed the move-out inspection, our team will carefully assess the condition of the rental home, taking into account any pre-existing damages and normal wear and tear. If there are no deductions for damages or unpaid rent, we will process the return of your security deposit in a timely manner, within the timeframe mandated by local law.
